Prime retail streets don't all play by the same rules. Some deliver exceptional footfall at accessible rents, others command premium prices for a different kind of value: prestige, affluence, and brand positioning.
In this study, we analyzed 7 prime retail streets across Portugal, Austria, and Switzerland, comparing footfall density against prime rent levels to answer one question: where does retail performance truly outperform cost?
From Kohlmarkt's record-breaking visitor intensity to Bahnhofstrasse's luxury premium, the data reveals a predominantly inverse relationship between rent and footfall, with two notable exceptions that challenge the rule.
